Professional Fire Door Inspections Across Weston-super-Mare
Fire Door Surveys, Condition Inspections & Detailed Reporting Across Weston-super-Mare.
At 225 Fire Solutions Ltd, we provide independent fire door inspection services for residential, commercial and public buildings throughout the Weston-super-Mare.
Fire doors form an essential part of a building's passive fire protection, helping to restrict the spread of fire and smoke, protect escape routes and provide valuable time for occupants to evacuate safely.
However, damaged, poorly maintained or incorrectly installed fire doors can significantly compromise their intended performance.
Our inspections provide a systematic visual assessment of existing fire doors, identifying defects, maintenance issues and areas where further specialist investigation may be required.
From communal residential buildings and flat entrance doors to offices, schools, care homes and industrial premises, we help responsible persons understand the condition of their fire doors and prioritise necessary improvements.
Why are fire door inspections important?
Fire doors are designed to form part of the fire-resisting construction within a building, helping to maintain compartmentation and protect occupants from the spread of smoke and flames.
Over time, everyday use, accidental damage, unauthorised alterations and poor maintenance can reduce their effectiveness.
Common defects include excessive gaps, damaged smoke seals, defective self-closing devices, unsuitable replacement hardware and poor fitting between the door and frame.
Under the Regulatory Reform (Fire Safety) Order 2005, responsible persons have duties to maintain relevant fire safety measures in an efficient state, working order and good repair.
Regular inspections help identify defects before they undermine the intended fire protection.
Our fire door inspection service helps responsible persons to:
-
Identify visible defects affecting fire door condition and operation.
-
Review the effectiveness of self-closing devices and associated hardware.
-
Assess door leaf, frame and threshold gaps.
-
Identify missing, damaged or unsuitable seals and fittings.
-
Record door condition through photographic evidence and inspection findings.
-
Prioritise repairs, maintenance or further specialist investigation.
-
Maintain suitable records to support ongoing fire safety management.
Fire door inspections support, but do not replace, a suitable and sufficient fire risk assessment

What does our fire door inspection cover?
Our inspections are intended to evaluate the visible condition, operation and maintenance of installed fire doors, with findings recorded for each door inspected.
Door Leaf & Frame Condition
Assessment of visible damage, distortion, deterioration, alterations and the general condition of the door assembly.
Door Gaps & Clearances
Measurement of visible gaps around the door leaf and threshold, assessed against available manufacturer information and applicable guidance.
Hinges, Closers & Ironmongery
Review of visible hinges, fixings, locking and latching arrangements, self-closing mechanisms and other fitted hardware.
Intumescent Strips & Smoke Seals
Examination of seal condition, continuity, positioning and suitability where required by the door's intended specification.
Glazing & Vision Panels
Visual review of glazing, beads and associated components where these form part of the fire door assembly.
Certification, Signage & Identification
Recording of available door identification, certification markings, manufacturer information and appropriate fire safety signage.
Inspections are normally non-destructive. Verification of concealed construction, installation methods or actual fire resistance may require additional documentation or specialist investigation. Inspection alone does not constitute fire door certification.
Fire Safety (England) Regulations 2022 – Fire Door Inspections.
The Fire Safety (England) Regulations 2022 introduced specific fire door checking requirements for multi-occupied residential buildings in England.
For buildings where the top storey is more than 11 metres above ground level, responsible persons must arrange:
Communal Fire Doors – Every 3 Months
-
Checks of fire doors protecting communal corridors, stairways and other common areas.
-
Verification that self-closing devices operate correctly.
-
Identification of visible damage, excessive gaps and defective components.
Flat Entrance Fire Doors – Every 12 Months
-
Best-endeavours checks of flat entrance fire doors.
-
Checks of self-closing devices, door condition and visible defects.
-
Records of attempts to gain access where inspections cannot be completed.
These checks are intended to ensure existing fire doors remain in suitable working condition and do not automatically require specialist technical surveys.

1
The Regulatory Reform (Fire Safety) Order 2005
Where the Fire Safety Order applies, the Responsible Person must ensure that necessary fire precautions are maintained. This includes keeping relevant fire doors in effective working order and good repair through suitable maintenance arrangements.
2
The Fire Safety Act 2021
The Act clarified that the Fire Safety Order covers flat entrance doors between domestic premises and the common parts of multi-occupied residential buildings. These doors must be considered in the building’s fire risk assessment.
3
The Fire Safety (England) Regulations 2022
For residential buildings containing two or more domestic premises and common parts, with the top storey more than 11 metres above ground level, the Responsible Person must:
-
Check communal fire doors at least every three months.
-
Use best endeavours to check flat entrance fire doors at least every 12 months.
The checks include self-closing devices. Records must be kept of efforts to check flat entrance doors, including cases where access was not obtained.
Relevant residential buildings with common parts also have duties to provide residents with fire door information, regardless of height.
The 11-metre threshold does not remove the wider duty to maintain fire doors in lower buildings.
